Getting pre-approved is one of the first steps in helping us identify your dream home. We have done our research and found local mortgage brokers that are along side of you to ensure that once they give you the pre-approval that they will get you to closing.   

We will interview to learn the areas of focus, home size needs, amenities desired, community amenities desired such as Golf, Tennis or Pool. Are you looking to be on the Lake? Or do you prefer acreage? We will create a home search direct from the Multiple Listing Service as well as network to identify off market properties.  

Once we find your home we will provide all details to help the value of the home, the age of major systems, any repairs or updates needed and provide recommended offer price and terms to help you secure your dream home with the best terms. 

Once we have a contract that our closing coordinator will ensure all t's are crossed and i's are dotted and coordinate with the lender, attorney, inspectors to ensure a smooth closing.  In NC you can do any inspections and cancel for any reason or no reason. If you decide not to move forward then you do lose your due diligence money but get your earnest money back.  However, we are skilled in negotiating repairs or credit to you for anything discovered. 

Closing day! Just prior we will do our final walk of your new home to ensure all is as when first viewed home with normal wear and tear being ok. We then head to the closing attorney's office where they will review the closing docs for you to sign.  Typically takes about an hour. 

After closing then typically takes a couple hours for the attorney to get signed documents to the courthouse.  Once we hear the word that it has been recorded, then you get to receive your keys!
